Fees, Tax & Payment
Do I pay Portuguese VAT (IVA) on Clearpath's fees?
For clients based outside the EU, project-management and coordination services generally qualify for VAT exemption as an export of services under Portuguese law. Because it depends on your circumstances, every case is assessed individually and the correct tax treatment is stated clearly in your contract.

How do I pay if I'm not in Portugal?
Invoices are issued in euros and can be settled by international bank transfer (SWIFT), SEPA transfer, or Wise. For US clients converting dollars to euros, Wise is often the most cost-effective option. Payment terms and any staged schedule are set out in your contract.
What currency are fees in, and who handles the exchange rate?
All fees and contractor costs are in euros. Currency conversion is handled by your bank or a service such as Wise. Clearpath invoices and reports in euros throughout, so the numbers stay consistent from first estimate to final account.
When are fees due?
The Scouting & Due Diligence fee is a fixed, one-time amount agreed before the visit. For renovation and full-operations engagements, fees are typically staged against project milestones. The exact schedule is confirmed in writing before any work begins — with no open-ended retainers.
Working Together Remotely
How does remote coordination work if I'm abroad?
You receive a written progress report in English every week, with dated photos and video, plus scheduled video calls. Clearpath is your single, English-speaking point of contact on the ground, and decisions are documented — so nothing is lost in translation or across time zones.
Do I need to be in Portugal during the project?
No. Most clients coordinate entirely from abroad. You're welcome to visit for key milestones if you'd like, but the engagement is designed to run without you needing to be on-site.
What language is everything handled in?
Everything with you is in clear English — reports, calls, and documents. Clearpath handles all Portuguese-language dealings with contractors, suppliers, and local authorities on your behalf.
Scope, Coverage & Timelines
Is Clearpath an architecture or engineering firm?
No. Clearpath provides project management, coordination, and client representation — not engineering, architectural, surveying, or legal services, and does not issue technical certifications or sign-offs. Where such work is required, Clearpath engages and coordinates the appropriate licensed professionals on your behalf.
Can you help me find a property to buy?
Clearpath is not a real-estate agency and does not sell property. The Scouting & Due Diligence service gives you an independent read on a specific property you're already considering, so you can decide with clear information.
What areas do you cover?
Porto and the surrounding Northern Portugal region. If your property is elsewhere, get in touch and we'll tell you honestly whether we can help.
How long does a renovation take?
A typical managed renovation runs 3–6 months, depending on scope, permitting, and the property itself. A Scouting & Due Diligence report is usually delivered within 7 days of the visit. Realistic timelines are set before work starts and tracked every week.
