How It Works

From first contact to the day you get the keys.

Every project is different, but the path is consistent and transparent. Here's how a typical engagement unfolds — and exactly where Clearpath steps in on your behalf.

01

First Contact

You get in touch

Send a short note about the property or project through the contact form, or book an introductory call. Clearpath replies with an honest first view and recommends a sensible starting point — often a scouting visit before any larger commitment.

02

Package One

Scouting & due diligence

Clearpath visits the property in person and returns a clear report within seven days: condition, a visual pathology review, an indicative renovation budget, and a planning-permission feasibility check. You get the information you need to negotiate, walk away, or move forward — before committing serious money.

Typically delivered within 7 days of the visit

03

Agreement

Scope, fee & timeline in writing

If you decide to proceed to renovation or relocation, Clearpath confirms the scope, fee, and timeline in a written agreement before any work begins. Fees and any applicable Portuguese taxes are set out clearly in the contract, with no open-ended retainers.

04

Package Two

Contractor procurement & contracting

Clearpath sources and vets contractors, runs a proper tender so quotes are genuinely comparable, and awards the work under a signed contract that protects you. You see the options and the reasoning; you make the final call.

05

Package Two

On-site management & weekly reporting

Throughout the build, Clearpath supervises the work on-site each week, monitors budget and schedule, administers the contract and payments, and holds the trades to what was agreed. Every week you receive a written progress report in English — with photos — so you always know where things stand, wherever you are.

Typical renovation duration 3–6 months

06

Package Three · optional

Operations & relocation setup

If you've engaged the full operations package, Clearpath runs the practical side of moving in alongside the build: utilities, coordination with your moving company, and receiving furniture and appliances on-site — so the property is genuinely ready, not just finished.

07

Handover

Pre-arrival inspection & handover

Before you arrive, Clearpath completes a full walkthrough of the finished property, lists and chases any snags, and prepares a welcome-pack handover. You land to a home that's ready and a clear summary of everything that was done — and the keys.

Working Remotely

Managing your project from another time zone

Most Clearpath clients are coordinating from abroad — commonly the United States — several thousand miles and time zones away. That's the norm, not the exception. Weekly written reports, dated photos and video, and scheduled video calls keep you fully informed without needing to be on-site — and Clearpath is your single, English-speaking point of contact for everything on the ground. Practical questions on tax, payments, and timelines are answered on the FAQ page.
